12th floor
We were selected by JRS to be the general contractor for the W20 12th floor Tenant Build-out at 199 Water Street after completing a more extensive $10M, 77,000 SF build-out for Resnick Realty at 255 Greenwich for the Borough of Manhattan Community College. We worked closely with JRS, Ted Moudis Associates, W20, and the tenant’s Rep Avison Young.
The W20 tenant build-out consisted of new corporate office space to complement/supplement W20’s existing office space on the 14th floor. The scope of work included all new mechanical, electrical, and plumbing systems in addition to private offices, kitchen/pantry, ADA bathrooms, several conference rooms with sophisticated technologies, and large open areas for workstations.
All work was completed ahead of the original schedule of 12 weeks to be ready for systems furniture installation. We were also able to complete all installation of all furniture, including powering and lacing of all workstations within the 12-week allowing the tenant to move in 2 weeks earlier than scheduled.
14th floor
Upon the very successful completion of the 12th-floor build-out through JRS, W20 negotiated a direct construction management contract with us managed by Avison Young. The project encompassed the overall reconfiguration and refresh of their existing 14th-floor space. The scope of work included new offices, conference rooms, mother’s room, pantry, and repainting of the entire exposed slab ceiling. All work was performed and phased around W20 operations as space was occupied during construction. We completed the job on time within the agreed to 10-week schedule.
